I was asked by a friend “How can my AirBnb be great?”

After pondering the question my response was: Depends on the location!

If the unit is downtown, it’s going to be full of business travelers. If the unit is in a suburb it’ll attract families, couples, and those participating in local activities. These things should drive how to make your Airbnb great because a business traveler has different needs than a family who is traveling.”

Her next question was, “What’s is your biggest consideration in a cleaning contract?”

I quickly responded: “Location of the unit is a strong deciding factor if I take the client.”

For the same reasons and differences, I identified above.” Business travelers will typically not have pets however families, couples, friends will travel with their pets because the family needs a vacation.

Cleaning up after a pet who has soiled the carpet or torn up the furniture takes time and costs money. If my client insists on accepting pets I ask that they collect a pet deposit at reservation and pass that deposit on to me in order to pay for the additional time and supplies that will be required to clean after the pet. Me and the client determine what that is, and it is only charged when the client checks “yes” on the pet box.

I also suggested to my friend to ensure her Airbnb was stocked like home. This includes pots, pans, utensils, dishes, dishwashing soap and toiletries. Always, always, always make sure the sheets are clean. That the unit has plenty of towels, pillows, and extra blankets.

Above all, my suggestions for Airbnb cleaners are as follows: use Baking Soda to clean and deodorize a cutting board. Sprinkle Baking Soda on a damp paper towel, scrub and rinse!  Consequently Baking Soda and lemon juice will neutralize both acid and basic odors in the drain.
