It is often difficult for new hosts to decide on a price that they should charge for cleaning. With the wide range of prices that are seen on Airbnb, it’s understandable that there is some uncertainty. Adding to the confusion, the price of a vacation rental cleaning can also vary depending on the location of the property. Finally, the cleaning process is much more extensive in a vacation rental compared to a residential home which can further complicate things.

Fee Variation

The most common place to search for vacation rental cleaning fees is on the rental sites like Airbnb. However, there is often a substantial variation in the cleaning fees on these sites. Below are the fees requested from two different locations.

These two examples show just how much cleaning fees can vary depending on the property and its location. While both properties were similar in size, the cleaning fee was more than double for the property in Honolulu. Also, this is only the fee that is to be paid by the guest, not the fee that is asked of the cleaners themselves.

Ask Around

If you’re new to the short-term vacation rental community, you’re encouraged to ask pre-established businesses near you. Another method of acquiring more precise information regarding cleaning fees, you can request a quote from cleaning services. When asking for a quote from a cleaning service, be sure to emphasize that you are looking for vacation rental cleaning services rather than for residential homes.

If there is a limited source of information in your area, start curating a list of short-term rental properties from sites like VRBO and Airbnb. This list should contain property size, type, and degree of difficulty to clean. Once you have completed the list, find an average price for a specific type of property.

For Cleaners – Charging Hourly?

While the fees for vacation rental cleaning are typically determined at a flat rate per property, it’s recommended that you determine an hourly charge because of the additional cleaning that may be necessary for vacation rental properties. This way, you can be sure that extra labor is accounted for when out-of-the-ordinary messes occur. To calculate an average hourly rate, combine the charge for 10 properties, divide by 10, then reduce that number by 30%. The 30% deduction covers the standard markup once property managers adjust their prices.
